[IMPACT] Please describe your proposed solution.

The differentiates METAIN from other Web3 companies and projects is chain has real-world use cases, has value and utility, and is asset-backed. We need to bring real-world properties' profits to the crypto world to make investments affordable, transparent, and safe.

Our Solution:

  1. Acquire asset to tokenize in the first Opportunity Trust for the first REIT NFT sale, evaluated about $8M USD and the 2nd is $18M USD.
  2. Create REIT NFT on Cardano.
  3. The 15% - 25% APY is estimated based on the historical value of the asset. Market performance is also a key factor. The two main components that affect APY include rent yield and the asset’s market value appreciation (evaluated annually by CBRE an International third party). Investors will receive rental yield in cash quarterly from operation and NFT price appreciation from asset revaluation annually.
  4. Cooperate and sign contract with UOB, Deloitte, EY, KPMG, Morgan & Lewis, Savills, and CBRE.
  5. Include IOG and Cardano Foundation teams to support with technical solutions and roadmap and co design the platform.
  6. Create Metain dApp on website to sell first REIT NFT.

For Metain to succeed, we will need following expert groups. All of these positions have been filled and we are working hard toward the goal.

  1. REIT expert: acquire assets, follow REIT regulations, props management
  2. Technical Team: The production team of 8 programmers is working hard to create the platform for the first REIT NFT sale.
  3. Crypto Strategist: Tokenomics, MetaFi, ISPO.
  4. Marketing Expert: Build community, KOL, Educate users, Market expansion.
  5. Financial Expert: Prospectus Memorandum, REIT Finance, Quarter Finance Report, Tax Opinion, Budget Allocation.

[IMPACT] What are the main risks that could prevent you from delivering the project successfully and please explain how you will mitigate each risk?

  1. Lack of REIT knowledge in the crypto community, but we can always help new users understand it easily
  2. Acquiring properties and fund establishment must be fast to dominate the market before other competitive model
  3. Because there was no preceding REIT regulated projects on blockchain, all pioneering challenges apply to us. However, down-trend market is our friend because we will be giving the highest APY.
  4. Community trust needs time and we are confident in our transparency our properties are tangible, not a vanity.

Milestone 1: Kick-start REIT NFT Development (July 12th 2022)

At this point we will have a programmer ready for Plutus platform that will be in charge of developing the REIT NFT on Cardano. Integration for browser-based Wallet will also start here.

Milestone 2: Build community Cardano (Sep 01st 2022)

Community channels for Cardano will be open for public at this milestone.

Milestone 3: Pre-order REIT NFT (November 10th 2022)

Cardano community will be able to pre-order the REIT NFT on web dApp. By pre-ordering using ADA, there will be a 5% cashback after buying.

Milestone 4: Public REIT NFT sale on Cardano (November 25th 2022)

Buying REIT NFT using browser-based Wallet will be open.

[FEASIBILITY] Please provide a detailed budget breakdown.

  • $0 – Founding members’ working hours, 10,000 hours. All 5 founding members have been working for Metain full-time since the beginning of December 2021.

  • Hire a Haskell programmer to work with Plutus platform for 6 months ($30,000). Salary of an experienced Haskell programmer is about $5000 monthly and we will sign a 6-month working contract at first. Of course, the programmer will continue with us later but by then we will have the fund to pay the salary.

  • Train in-house programmers with Haskell programming for future maintenance ($10,000). A full Haskell programming course for a programmer costs $5000 for 28 hours on-site training, and we will have 2 of our best to learn.

  • Audit by CertiK (about $8000). This covers only Smart Contract security audit.

  • Reward for Bug Bounty Hunter program (Total up to $10,000). We will award $5000 in ADA for a critical bug found.

  • Individual investors using ADA coin to pre-order REIT NFT will get 5% cash-back reward. (Limit up to $35,000 and max $150/ADA payment address). This program serves as incentive to the use of ADA and will bring even more crypto investors to Cardano platform.

  • Project's community building for Cardano in 6 months ($7000). This covers the salary of a community manager and moderators, and other costs such as advertising, seeding, Social Network fees, etc.

  1. REIT regulations protect investor interests because the properties are custodian and bank trustee by Global Bank. The bank does not own the asset at any point or time. It is merely part of a immutable chain of registers linking the holder to the security. The NFT unit-holders are the sole owners of the assets.
  2. Big4 Audits finance and tax for transparency
  3. Real Estate evaluation is done by 3rd party for fairness
  4. REIT NFT license agreement.
  5. DAO vote for property screening delegations before listing the REIT NFT on marketplace
  6. DAO vote for the sale of properties under surveillance of audit companies and Bank Trustee
